YES, I am a full time agent with over 20 years of experience and I’m always available to you and the potential buyers who might want to view your property – This IS my "real job!" 2. What is your sales track record? I feel my track record speaks for itself however, I believe in RECENT accomplishments (what have you done for me lately?) with over 100 homes sold in the last 4 years. I represent both sellers AND buyers and I’m intimately familiar with both sides of a Real Estate transaction. 3. Is my home in your Primary Service Area? YES, I only sell homes here in 4. At RE/MAX, only the listing agent answers inquiries about your property - NOT a secretary and not an agent on “floor time” – all calls on your property are forwarded directly to me. DutchessCountyHome.com ranks first or second in web searches using multiple key-words such as “ 8. How will you market my home in Print? I use the Real Estate Book exclusively. My experience has shown that more calls come from that book than from any of the other local publications. In addition, since the ad is created on The Real Estate Book website, they feed the listing to over 15 internet sites in addition to the ones mentioned above! As far as out-of-area print ads, they simply do not work. They are not a cost effective means of advertising and research has shown that buyers coming into a new area use the internet at a rate of almost 90%! 9. Why offer a competitive commission to the cooperating broker who finds the buyer? 10. Who is available to represent me in the event an offer comes in or an issue arises when you are unavailable, do they know my home? I am always available! Actually, in the rare occurrence that I am out of town and not reachable by cell phone, all listing information is turned over to the Broker-Owner of REMAX Realty Center who personally handles anything that arises. 11. Will you be present at the closing? As your agent, I will be part of your transaction from the very beginning until the very end. Issues sometimes pop up at the closing table. Your agent should be on hand to help act as a buffer among all parties present. Your attorney is there to offer you legal advice and protection; however, the agent is the person who should know every aspect of the sale.
