Seller's FAQs

  1.  Are you a FULL-TIME Agent?  YES, I am a full time agent with over 20 years of experience and I’m always available to you and the potential buyers who might want to view your property – This IS my "real job!" 

  2. What is your sales track record? I have combined sales of approximately 100 homes worth over $33 million in the last 5 years.  I represent both sellers AND buyers and I’m intimately familiar with both sides of a Real Estate transaction.

  3. Is my home in your Primary Service Area? YES, I only sell homes here in Dutchess County.  Familiarity with a core service area is crucial to determining property value and local market trends, as well as creating professional relationships with other local Realtors that benefit the seller when it comes time to negotiate.

  4.  Are the agents within your sales office full-time, experienced agents and will they be familiar with my property? At RE/MAX, only the listing agent answers inquiries about your property - NOT a secretary and not an agent on “floor time” – all calls on your property are forwarded directly to me.  This ensures that all questions regarding your property are answered in an intelligent and professional manner by the person you trusted to list your property.

  5.  Do you use more than one Multiple Listing Services (MLS's) to market my property and which ones are they?  Yes, use of the two Multiple Listing Services covering this area is very important in order to maximize exposure.  I input all listings into the Mid-Hudson MLS and the Westchester MLS.  It is imperative that your home be listed on BOTH of these services.

  6.  How will you market my home on the Internet? I use the internet extensively.  All listings are posted on DutchessCountyHomes.com, REMAX.com, Realtor.com, Google Real Estate, Yahoo Real Estate, Homes.com, Trulia.com, Zillo.com, Homeseekers.com, Homefinders.com, MyDreamHouse.com and more!

  7.  How does DutchessCountyHomes.com help me?  Obviously, your property should be advertised on your agent's personal web site however, how does anyone know to look there?  DutchessCountyHome.com ranks first or second in web searches using multiple key-words such as “Dutchess County Realtor”, "Dutchess County Homes", Dutchess County Houses" or “Dutchess County Real Estate”.  WE ARE FOUND ON THE INTERNET, ON AVERAGE, 8500 TIMES/MONTH!

  8.  Will you hold Broker Open Houses and Public Open Houses?  YES!  I offer both of these potential success paths to take advantage of the entire buyer pool.  If you don't try, you may never know when another agent has a buyer that your home is perfect for.  Also, you never know when someone who is NOT working with an agent will be "cruising open houses" and fall in love with YOURS!

  9.  Why offer a competitive commission to the cooperating broker who finds the buyer?  
    If the commission to the Buyers Agent isn't comparable to the commissions offered on other properties on the market, your property showings may suffer.  Some agents may choose the listings they will show their clients based on commission, and why take that chance over a few dollars?  Remember, using two MLS systems is an effort to maximize exposure.  What good is that exposure if agents skip showing your home?

  10.  Who is available to represent me in the event an offer comes in or an issue arises when you are unavailable, do they know my home?   I am always available!  Actually, in the rare occurrence that I am out of town and not reachable by cell phone, text, email or blackberry, all of your listing information is turned over to the Broker-Owner of REMAX Realty Center who personally handles anything that arises.

  11.  Will you be present at the closing?  As your agent, I will be part of your transaction from the very beginning until the very end.  Issues sometimes pop up at the closing table.  Your agent should be on hand to help act as a buffer among all parties present.  Your attorney is there to offer you legal advice and protection; however, the agent is the person who should know every aspect of the sale such as the results of home inspections, code issues, side agreements made during negotiations, etc.
