This is the number one most important factor when selecting who to market your home.  My productivity is why I am one of the most successful Realtors in Dutchess County.  I will never enter into a listing contract just to "get the listing", I perform a comprehensive market anaylsis on the property and develop a price point that maximizes the homes value for the current market conditions.  My track record employing this strategy speaks for itself as once I list a property it sells over 95% of the time!

2. Internet Searchability & Technology

Today most would agree that home buyers search the internet before and even after they call an agent. That's a huge potential buyer base that I want to ensure knows your home is available by using the following tools:

DutchessCountyHomes.com receives between 6000 and 10000 visits/month depending on the time of year.  In addition, I use internet advertising on the internet's major search engines to drive buyers to the website where they can view your listing.  I'll also input your listing  directly to national databases such as RE/MAX.com (PREMIER AGENT LISTING), Homes.com, Realtor.com (ENHANCED LISTING), Homeseekers.com , YAHOO Real Estate Classifieds and MyDreamHouse.com for added exposure.

3. Multiple Listing Services 

I employ both the Mid-Hudson Multiple Listing Service as well as the Westchester/Putnam/Dutchess Multiple Listing service to expose the property to over 7000 RE agents between the 3 counties. 

I believe in increasing the potential buyer pool, and therefore property exposure. I welcome all Buyer agents to bring their customers to see the property since you now have the right Realtor, Linda Michetti, representing you!
