2. Internet Searchability & Technology
Today most studies agree that almost 80% of home buyers search the internet before and even after they call an agent. That's a huge potential buyer base that we want to ensure knows your home is available. In addition, many of these buyers expect more than the traditional listing, therefore we employ "Web Commercials" to be viewed online via the virtual tour link in the MLS. We also supply an "In-Home DVD Brochure" for buyers to take after visiting your home so they may see it over and over again. This gives the buyer a chance to fall in love with your home rather than make a decision based on a 15 minute walk through.
DutchessCountyHomes.com also uses internet advertising on the internet's major search engines to drive buyers to the website where they can view your listing and the web commercial. We also input your listing directly to national databases such as RE/MAX.com (PREMIER AGENT LISTING), Homes.com, Realtor.com (ENHANCED LISTING), Homeseekers.com , YAHOO Real Estate Classifieds and MyDreamHouse.com and for added exposure.
3. Print Advertising
Simply put, buyers searching for a home in Dutchess County will pick up Dutchess County real estate publications. We employ The Real Estate Book, a color magazine providing sellers with another avenue of exposure for their home. This magazine uses the latest technology whereby we create the ad online and proof it prior to publication. Since the listings are input online, The Real Estate Book also forwards the listing to 17 additional websites for added exposure. Some of these include: google.com, bobvila.com, houselocator.com, Lycos.com, MSN.com, Livingchoices.com, Realestate.com, just to name a few.
In addition to the above, we also employ the use of home brochures which are used to keep the house fresh in the potential buyers mind. A brochure with description, pictures and contact information available for buyers to take home keeps the home in the forefront of a buyers mind. The brochure can also used by the sellers at their social functions and work place bulletin boards to increase exposure.
4. Multiple Listing Services
We employ both the Mid-Hudson Multiple Listing Service as well as the Westchester/Putnam/Dutchess Multiple Listing service to expose the property to over 7000 RE agents between the 3 counties.
